🏢 Condo Owners

Warning: Condo Corp policies do NOT cover your unit's improvements or your personal liability. We specifically cover "Loss Assessment" deductibles, which can be up to $50,000 in Alberta.

🛋️ Tenants (Renters)

Your landlord insures the building, not your stuff. Tenant insurance covers your furniture, electronics, and—most importantly—your Liability if you accidentally start a fire or water leak.

Sewer Backup
This covers water coming UP from your drains, toilets, or sump pump failure. It is NOT automatically included in basic policies, but it is essential for anyone with a basement.
Overland Water
This covers fresh water entering from outside (e.g., spring thaw, river overflow, or heavy rain pooling against your foundation). Note: This is distinct from Sewer Backup.
Service Line Coverage
Did you know you own the pipes from the street to your house? If your water or sewer line collapses due to tree roots or age, this endorsement pays the $10,000+ excavation bill.
Guaranteed Replacement Cost
If your home burns down, this ensures the insurer pays the full cost to rebuild it, even if the price of lumber and labor has skyrocketed past your policy limit.
Condo Loss Assessment
Critical for Condo Owners. If the Condo Corporation has a massive claim (like a hail storm) and their policy falls short, they can assess the remaining cost to the unit owners. This pays your share.
Jewelry Schedule
Standard policies often limit jewelry theft coverage to ~$6,000. "Scheduling" an item ensures full coverage for engagement rings or high-value watches with no deductible.
